FHFA Monthly Home Prices: May 2017
Recently, the Federal Housing Finance Agency (FHFA) released the latest results of their monthly house price index (HPI) showing that in May, nationally, home prices increased 0.39% from April rising 6.86% above the level seen in May 2016.
The FHFA monthly HPI are formulated from home purchase information collected from mortgages that have been sold to or guaranteed by Fannie Mae and Freddie Mac.

S&P Core Logic Case-Shiller: May 2017
On an annual basis, the National index increased 5.58% above the level seen in May 2016 while the Composite-10 city index increased 4.94% and the Composite-20 city index increased 5.69% over the same period.
On a peak basis, the non-seasonally adjusted National index recently surpassed the record high level seen prior the onset of the Great Recession rising 3.24% above the level seen in 2006 while the Composite-10 index remained -6.19% below the peak level and the Composite-20 remained -3.66% below.

Today, the Federal Housing Finance Agency (FHFA) released the latest results of their monthly house price index (HPI) showing that in February, nationally, home prices increased 0.79% from January rising 6.43% above the level seen in February 2016.

S&P/Case-Shiller: May 2016
On an annual basis, the National index increased 5.05% above the level seen in May 2015 while the Composite-10 city index increased 4.40% and the Composite-20 city index increased 5.24% over the same period.
On a peak basis, all three indices still show peak declines slumping -2.12% for the National index, -10.59% for the Composite-10 city index and -8.83% for the Composite-20 city index on a peak comparison basis.

On an annual basis, the National index increased 5.03% above the level seen in April 2015 while the Composite-10 city index increased 4.89% and the Composite-20 city index increased 5.44% over the same period.
On a peak basis, all three indices still show significant peak declines slumping -3.21% for the National index, -11.27% for the Composite-10 city index and -9.63% for the Composite-20 city index on a peak comparison basis.

On an annual basis, the National index increased 5.43% above the level seen in December 2014 while the Composite-10 city index increased 5.14% and the Composite-20 city index increased 5.74% over the same period.

Retail Sales: December 2015
Today, the U.S. Census Bureau released its latest nominal read of retail sales showing declining activity in December with sales falling 0.1% from November but rising 2.2% on a year-over-year basis on an aggregate of all items including food, fuel and healthcare services.
Nominal "discretionary" retail sales including home furnishings, home garden and building materials, consumer electronics and department store sales improved, climbing 0.56% from November and rising 2.38% above the level seen in December 2014 while, adjusting for inflation, “real” discretionary retail sales increased 0.09% on the month and rose 1.12% since December 2014.

S&P/Case-Shiller: November 2014
The 10-city composite index increased 4.17% as compared to November 2013 while the 20-city composite increased 4.31% over the same period.
Both of the broad composite indices still show significant peak declines slumping -20.55% for the 10-city national index and -19.42% for the 20-city national index on a peak comparison basis.

Retail Sales: September 2014
Today, the U.S. Census Bureau released its latest nominal read of retail sales showing mixed results in September with sales dropping 0.3% from August but rising 4.3% on a year-over-year basis on an aggregate of all items including food, fuel and healthcare services.
Nominal "discretionary" retail sales including home furnishings, home garden and building materials, consumer electronics and department store sales declined slightly, falling 0.14% from August but rising 2.16% above the level seen in September 2013 while, adjusting for inflation, “real” discretionary retail sales declined 0.38% on the month but rising 0.33% since September 2013.

S&P/Case-Shiller: January 2014
The latest CSI data appears to be indicating that the typical seasonal deceleration in prices is underway with the extent of the slowing still to be decided with coming months data.
The 10-city composite index increased 13.54% as compared to January 2013 while the 20-city composite increased 13.24% over the same period.
Both of the broad composite indices still show significant peak declines slumping -20.42% for the 10-city national index and -19.86% for the 20-city national index on a peak comparison basis.

Hong Kong Bubble?: Hong Kong Residential Property Prices September 2013
The latest release of the University of Hong Kong's Hong Kong Residential Real Estate Series (HKU-REIS) indicating that, in September, the price of residential properties declined 1.40% since August but rose 12.11% above the level seen in September 2012.
With the prior late-90s era peak having been bested handily by the latest price run up, it will be interesting to see how long this period of house price inflation can run.
The HKU-REIS is a set of property price indices constructed monthly using a “modified” repeat-sale methodology similar to that of the S&P/Case-Shiller indices yet suited to the Hong Kong property market.
