Reading Rates: MBA Application Survey – October 22 2008

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage declined 19 basis points since last week to 6.28% while the purchase application volume decreased 10.9% and the refinance application volume decreased 23.5% compared to last week’s results.

It’s important to note that, in the wake of the conservatorship of Fannie Mae and Freddie Mac, the average interest rate on an 80% LTV 30 year fixed rate loan initially dropped significantly but has remained within the range seen throughout 2007.

NOTE: With this release the MBAA significantly revised its estimate of the interest rate for an 80% LTV 1 year ARM loan running back to June 2008.

The folks at the MBAA were nice enough to email me the revisions which I have incorporated into the current charts.

As you can see, the revisions brought down a bit but yet a large spread has been maintained between the average rate on a 30 fixed and a 1 year ARM.

Reading Rates: MBA Application Survey – August 27 2008

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage declined 3 basis points since last week to 6.44% while the purchase application volume decreased 0.6% and the refinance application volume increased 0.3% compared to last week’s results.

It’s important to note that the average interest rate on an 80% LTV 30 year fixed rate loan remains near the top of the range seen throughout 2007 while the interest rate for an 80% LTV 1 year ARM remains significantly elevated now resting 71 basis points ABOVE the rate of an average 80% LTV 30 year fixed rate loan despite all the herculean efforts by the Federal Reserve to bring rates down.

Also note that all application volume values reflect only “initial” applications NOT approved applications… i.e. originations… actual originations would likely be notably lower than the applications.

Reading Rates: MBA Application Survey – June 18 2008

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage surged 33 basis points since last week to 6.57% while the purchase application volume declined by 4.3% and the refinance application volume slumped 15% compared to last week’s results.

It’s important to note that the average interest rate on an 80% LTV 30 year fixed rate loan has jumped dramatically now resting at the top of the range seen throughout 2007 while the interest rate for an 80% LTV 1 year ARM remains significantly elevated now resting 65 basis points ABOVE the rate of an average 80% LTV 30 year fixed rate loan despite all the herculean efforts by the Federal Reserve to bring rates down.

Also note that all application volume values reflect only “initial” applications NOT approved applications… i.e. originations… actual originations would likely be notably lower than the applications.

Reading Rates: MBA Application Survey – March 5 2008

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage declined 29 basis points since the prior reading to 5.98% while the purchase application volume increased slightly by 1.4% and the refinance application volume increased 4.5% compared to last week’s results.

The average fixed mortgage rate has declined significantly since last week and is now nearing the lows seen earlier this year.

It’s important to note that all application volume values reflect only “initial” applications NOT approved applications… i.e. originations… I will post on originations on the coming weeks.

Also note that the interest rate for an 80% LTV 1 year ARM now rests only 15 basis points below the rate of an average 80% LTV 30 year fixed rate loan.

Reading Rates: MBA Application Survey – January 30 2008


The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage increased since last week to 5.60% while the purchase application volume decreased 17.7% and the refinance application volume increased a whopping 22.1% compared to last week’s results.

The average fixed mortgage rate continues to remain materially below the trend of 2007 and increases to refinance application volume have clearly reflected that but it will take a few more weeks for the underlying trend to become clear particularly as the purchase application volume remains essentially unchanged (or possibly trending lower) compared to last year’s levels.

It’s important to note that all application volume values reflect only “initial” applications NOT approved applications… i.e. originations… I will post on originations on the coming weeks.

Also note that the average interest rates for 80% LTV fixed rate mortgages has now dropped firmly below the mean for the prior year and that the interest rate for an 80% LTV 1 year ARM continues to be elevated with a 1 basis point spread above the 30 year fixed rate.

Reading Rates: MBA Application Survey – January 09 2008

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages, 1 year ARMs as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage decreased since last week to 5.73% while the purchase volume increased 14.7% and the refinance volume increased a whopping 53.9% compared to last week’s results.

Again, as I had noted in prior MBA posts, seasonally adjusting a weekly data series becomes problematic surrounding the holiday weeks so today’s results should be viewed with some caution as the erratic movements since December should even out a bit over the next few weeks.

Also note that the average interest rates for 80% LTV fixed rate mortgages has now dropped firmly below the mean for the prior year and that the interest rate for an 80% LTV 1 year ARM continues to be elevated with a 27 basis point spread above the 30 year fixed rate.

Reading Rates: MBA Application Survey – December 05 2007

The Mortgage Bankers Association (MBA) publishes the results of a weekly applications survey that covers roughly 50 percent of all residential mortgage originations and tracks the average interest rate for 30 year and 15 year fixed rate mortgages as well as application volume for both purchase and refinance applications.

The purchase application index has been highlighted as a particularly important data series as it very broadly captures the demand side of residential real estate for both new and existing home purchases.

The latest data is showing that the average rate for a 30 year fixed rate mortgage decreased measurably since last week to 5.82% while the purchase volume increased a whopping 15.2% and the refinance volume surged 31.9% compared to last weeks results.

Keep in mind, these outsized increases come on the back of a revision to last week’s numbers that were reported to include an error due to the shortened Thanksgiving week.

As seasonally adjusting data is generally more difficult this time of the year, this type of revision should be considered fairly normal.

I’ll update this post later to capture some additional historical data so that these latest results can be put in better perspective.
