Existing Home Sales Report: June 2017

Recently, the National Association of Realtors (NAR) released their Existing Home Sales Report for June showing a decline with total home sales falling 1.8% since May but climbing 0.7% above the level seen a year earlier.

Single family home sales also declined with sales falling 2.0% from May but rising 0.6% above the level seen a year earlier while the median selling price increased 5.1% over the same period.

Inventory of single family homes went flat from May at 1.74 million units, falling 7.4% below the level seen in June 2016 which, along with the sales pace, resulted in a monthly supply of 4.3 months.

Existing Home Sales Report: September 2016

This week, the National Association of Realtors (NAR) released their Existing Home Sales Report for September showing an increase with total home sales rising 3.2% since August climbing 0.6% above the level seen a year earlier.

Single family home sales also rose with sales climbing 4.1% from August rising 0.6% above the level seen a year earlier while the median selling price increased 5.6% over the same period.

Inventory of single family homes increased, rising 1.1% from August to 1.80 million units, falling 7.2% below the level seen in September 2015 which, along with the sales pace, resulted in a monthly supply of 4.4 months.

Existing Home Sales Report: May 2016

Yesterday, the National Association of Realtors (NAR) released their Existing Home Sales Report for May showing a notable increase with total home sales rising 1.8% since April climbing 4.5% above the level seen a year earlier.

Single family home sales also rose with sales climbing 1.9% from April rising 4.7% above the level seen a year earlier while the median selling price increased 4.6% over the same period.

Inventory of single family homes increased, rising 1.6% from April to 1.90 million units, falling 6.4% below the level seen in May 2015 which, along with the sales pace, resulted in a monthly supply of 4.7 months.

Existing Home Sales Report: February 2016

Yesterday, the National Association of Realtors (NAR) released their Existing Home Sales Report for February showing a notable decline with total home sales falling 7.1% since January but remaining 2.2% above the level seen a year earlier.

Single family home sales also slumped with sales falling a notable 7.2% from January but still rising 2.0% above the level seen a year earlier while the median selling price increased 2.3% over the same period.

Inventory of single family homes increased, rising 1.9% from January to 1.65 million units, falling 0.6% below the level seen in February 2015 which, along with the sales pace, resulted in a notably tight monthly supply of 4.4 months.

Existing Home Sales Report: January 2016

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for January showing increasing sales with total home sales rising 0.4% since December and climbing 11.0% above the level seen in January 2015.

Single family home sales also increased with sales climbing 1.0% from December and rising 11.2% above the level seen in January 2015 while the median selling price increased 8.3% above the level seen a year earlier.

Inventory of single family homes increased, rising 4.5% from December  to 1.62 million units, falling 3.0% below the level seen in January 2015 which, along with the sales pace, resulted in a notably tight monthly supply of 4.0 months.

Existing Home Sales Report: December 2015

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for December showing unusually strong sales with total home sales jumping 14.7% since November climbing 7.7% above the level seen in December 2014.

Single family home sales also increased notably with sales surging 16.1% from November and climbing 7.1% above the level seen in December 2014 while the median selling price increased 8.0% above the level seen a year earlier.

Inventory of single family homes decreased notably, falling 12.7% from November to 1.58 million units, 3.7% below the level seen in December 2014 which, along with the sales pace, resulted in a notably tight monthly supply of 3.9 months.

While NAR cites December's surge in sales coming from effects of the implementation of the "Know Before You Owe" regulations, in all likeliness, much this surge in home buying has come as a result of buyers coming off the sidelines in the face of increased rates as the Fed initiated the long awaited "lift off" in December.

It will be interesting to see to what extent this buying will persist in coming months particularly in light of additional speculation of Fed rate hikes.

It's important to note that there has been little to no movement in the 30-Year Conventional Mortgage rate since the Fed's December announcement which clearly affirms the fact that while the Fed is seeking to guide the short end of the rate curve up, they are also still working to tether the long end down by reinvesting principle payments coming from past MBS purchases back into mortgage additional new mortgage backed securities.

Existing Home Sales Report: September 2015

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for September showing strong sales with total home sales rising 4.7% since August and climbing 8.8% above the level seen in September 2014.

Single family home sales also increased with sales rising 5.3% from August but and climbing 9.6% above the level seen in September 2014 while the median selling price increased 6.6% above the level seen a year earlier.

Inventory of single family homes decreased from August to 1.96 million units falling 3.0% below the level seen in September 2014 which, along with the sales pace, resulted in a monthly supply of 4.8 months.

Existing Home Sales Report: May 2015

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for May showing strong sales with total home sales rising 5.1% since April and climbing 9.2% above the level seen in May 2014.

Single family home sales also increased with sales rising 5.6 from April but and climbing 9.7% above the level seen in May 2014 while the median selling price increased 8.6% above the level seen a year earlier.

Inventory of single family homes increased from April to 2.03 million units rising 1.5% above the level seen in May 2014 which, along with the sales pace, resulted in a monthly supply of 5.2 months.

Existing Home Sales Report: November 2014

Yesterday, the National Association of Realtors (NAR) released their Existing Home Sales Report for November showing weak sales with total home sales falling 6.1% since October but still climbing 2.1% above the level seen in November 2013.

Single family home sales also slumped with sales falling 6.3 from October but still climbing 2.4% above the level seen in November 2013 while the median selling price increased 5.6% above the level seen a year earlier.

Inventory of single family homes decreased from October to 1.86 million units but rose 1.6% above the level seen in November 2013 which, along with the sales pace, resulted in a monthly supply of 5.2 months.

Existing Home Sales Report: March 2014

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for March showing weak sales with total home sales falling 0.2% since February dropping 7.5% below the level seen in March 2013.

Single family home sales also remained weak with sales staying flat from February and falling a notable 7.3% below the level seen in March 2013 while the median selling price increased 7.4% above the level seen a year earlier.

Inventory of single family homes increased from February to 1.74 million units and climbed 5.5% above the level seen in March 2013 which, along with the sales pace, resulted in a monthly supply of 6.1 months.

Existing Home Sales Report: February 2014

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for February showing weak sales with total home sales falling 0.4% since January dropping 7.1% below the level seen in February 2013.

Single family home sales also weakened dropping 0.2% from January falling a notable 6.9% below the level seen in February 2013 while the median selling price increased 9.0% above the level seen a year earlier.

Inventory of single family homes increased from January to 1.73 million units and climbed 4.8% above the level seen in February 2013 which, along with the sales pace, resulted in a monthly supply of 5.1 months.

Existing Home Sales Report: January 2014

On Friday, the National Association of Realtors (NAR) released their Existing Home Sales Report for January showing plunging sales with total home sales falling 5.1% since December and falling 5.1% below the level seen in January 2013.

Single family home sales also crashed dropping 5.8% from December falling a notable 6% below the level seen in January 2013 while the median selling price increased 10.4% above the level seen a year earlier.

Inventory of single family homes increased from December to 1.69 million units and climbed 7% above the level seen in January 2013 which, along with the sales pace, resulted in a monthly supply of 5.0 months.

Existing Home Sales Report: December 2013

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for December showing increasing sales with total home sales rising 1% since November but falling 0.6% below the level seen in December 2012.

Single family home sales also rose climbing 1.9% from November falling 0.7% below the level seen in December 2012 while the median selling price increased 9.8% above the level seen a year earlier.

Existing Home Sales Report: November 2013

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for November showing decreased sales with total home sales falling a whopping 4.3% since October and falling 1.2% below the level seen in November 2012.

Single family home sales also declined notably falling 3.8% from October dropping 0.9% below the level seen in November 2012 while the median selling price increased 9.4% above the level seen a year earlier.

Inventory of single family homes increased from October to 1.87 million units and climbed 5.6% above the level seen in November 2012 which, along with the sales pace, resulted in a monthly supply of 5.2 months.

Existing Home Sales Report: October 2013

Today, the National Association of Realtors (NAR) released their Existing Home Sales Report for October showing decreased sales with total home sales falling 3.2% since September but rising 6% above the level seen in October 2012.

Single family home sales also declined falling 4.1% from September but rising 5.2% above the level seen in October 2012 while the median selling price increased a notable 12.7% above the level seen a year earlier.

Inventory of single family homes declined from September to 1.88 million units but climbed 1.1% above the level seen in October 2012 which, along with the sales pace, resulted in a monthly supply of 5.0 months.
